Landlord Safety Checks If
you are a landlord leasing a property, then you need to be sure you are meeting
your legal requirements By law you need to be make sure that the
property is safe for your tenants to live in every year, to do this you will
have to get a Gas Safe registered engineer to come and check your boiler. Our
expert engineers will complete an annual gas safety check on each appliance and
flue and provide you with a copy of the gas safety check for their records –
remember you will need to provide your tenants with this within 28 days of the
check or before they move in.
If the boiler in the property does prove to
be faulty then you may be liable for any damages to the health of your tenants.
Gas leaks can not only cause fires and explosions which will leave untold
damages to your property, but they can also cause carbon monoxide poisoning
which can lead to long term health defects and even death.
These safety checks need to be documented
by a trained professional and carried out at periods of no more than 12 months.
If you have a new tenant moving into a property you are required to have had a
gas inspection within the last year, so that you can provide them with an up to
date certificate. If you fail to do this, then you may lose your section 21
rights.
What
are my section 21 rights? As of the 1st October 2015, a section 21
notice is now a form of legal eviction. It operates under section 21 of the Housing Act 1988 and is the notice
template for landlords to give to their tenants to regain possession of a
property at the end of the agreed period of Assured Shorthold Tenancy (AST). As a landlord, you have the right
to ask your tenants to leave without giving any specific reason. You must
however give your tenant at least 2 months’ notice for them to vacate the
property.
